These Terms & Conditions apply to all bookings made for Conwy Cottage.
By making a booking, the guest agrees to these Terms & Conditions, the house rules, and any booking conditions shown on the booking platform or direct booking website at the time of booking.
Bookings are made and accepted only on the conditions contained within this document.
No booking is valid until it has been confirmed in writing or through the relevant booking platform.
Bookings cannot be accepted from persons under 18 years of age.
The person making the booking is responsible for all members of the party and for ensuring that all guests comply with these Terms & Conditions.
At the point of booking, guests may be required to provide their full name, current residential address, contact number and any other reasonable information required to manage the booking.
Conwy Cottage is let as a self-catering holiday accommodation only. It must not be used as a permanent residence, business premises, event venue or party house.
This agreement is made on the basis that the property is occupied by the guest for the purpose of a holiday, in accordance with Schedule 1, paragraph 9 of the Housing Act 1988.
The guest acknowledges that the booking does not create an assured shorthold tenancy or any statutory periodic tenancy.
Payment must be made in accordance with the booking terms shown at the time of booking.
Where payment is not received by the required date, we reserve the right to cancel the booking and re-advertise the dates.
The price agreed at the time of booking includes reasonable use of utilities, standard cleaning, bed linen, towels and use of the property for the agreed number of guests.
A security deposit may be required before arrival.
The security deposit is held to cover avoidable issues including, but not limited to:
Damage to the property, furniture, fixtures, fittings or contents.
Missing items.
Excessive cleaning.
Misuse of recycling or waste facilities.
Late departure.
Loss of keys.
Breach of house rules.
Unauthorised guests or pets.
Smoking or vaping inside the property.
If the cost of damage, loss or breach of terms exceeds the security deposit, we reserve the right to seek recovery of the additional amount.
Where a deposit is held directly by us, the balance will normally be returned within 10 days of departure, subject to inspection and receipt of any required bank details.
Due to the nature of holiday letting, late cancellations are difficult to re-book.
Cancellation terms will be those shown at the time of booking, either on the direct booking website or through the relevant booking platform.
Guests are strongly advised to take out suitable travel insurance to cover cancellation, illness, travel disruption, family emergencies or other unforeseen circumstances.
No refund will be due outside the cancellation terms agreed at the time of booking.
Your booking gives your party exclusive use of Conwy Cottage as self-catering holiday accommodation for the dates confirmed.
The booking is strictly limited to the number of guests stated at the time of booking.
Additional guests are not permitted unless agreed by us in writing before arrival.
Events, parties, gatherings and unauthorised visitors are not permitted.
The property must not be used for any illegal, commercial or inappropriate purpose.
Self-check-in is available from 3:00pm on the day of arrival.
Check-out is by 10:00am on the day of departure.
The entry code or key-safe instructions will be provided on or shortly before the day of arrival, once all booking requirements have been completed.
Keys must be returned to the key safe on departure.
Early check-in or late check-out may be available by prior agreement only. Where available, an additional charge may apply.
Guests who leave late without prior agreement may be charged for additional cleaning, housekeeping delays or any loss caused to the next booking.
Pets are only permitted where they have been declared and agreed before arrival.
Conwy Cottage accepts up to 2 small dogs or 1 medium dog, subject to prior approval and any applicable pet charge.
Guests are responsible for their pets at all times.
Pets must not be left unattended in the property unless safely crated and settled.
Pets are not permitted on beds or soft furnishings.
Guests must clean up after their pets, both inside and outside the property.
Any pet damage, excessive cleaning, odour removal or additional treatment required after departure may be charged to the guest.
Unauthorised pets may result in termination of the stay without refund.
Conwy Cottage is strictly no smoking and no vaping inside the property.
This includes cigarettes, cigars, pipes, e-cigarettes and vaping devices.
Guests who smoke or vape inside the property may be charged for specialist cleaning, odour removal, damage and any loss of future bookings caused by the breach.
Smoking outside must be done responsibly and cigarette ends must be disposed of safely.
Guests must keep the property, furniture, fixtures, fittings and contents in the same condition as found on arrival.
Guests must report any damage, breakages or maintenance issues as soon as possible.
Guests must not move large items of furniture without permission.
Guests must not remove any items from the property.
Guests must leave the property in a clean and tidy condition.
We reserve the right to make a reasonable charge where guests have breached the house rules or caused damage, loss or additional cleaning.
Sleeping arrangements are provided as described on the booking page and booking confirmation.
Guests must not exceed the maximum occupancy stated for the property.
Any request for alternative bed setup must be made before arrival and is subject to availability.
Reasonable use of gas, electricity, water, heating and lighting is included in the rental price.
Guests are asked to use utilities responsibly.
Windows and doors should be closed when heating is on.
Heating should be turned down before departure.
Excessive or unreasonable utility use may result in an additional charge.
Wi-Fi is provided for reasonable guest use.
We cannot guarantee uninterrupted internet service, as this may be affected by the provider, local outages or technical issues outside our control.
Guests must not use the Wi-Fi for illegal activity, downloading unlawful content or any activity that may cause risk to the property owner.
Parental controls may not be the same as guests have at home. Parents and guardians remain responsible for supervising children’s use of internet, TV and entertainment services.
Guests must familiarise themselves with the property and exits on arrival.
Smoke alarms and carbon monoxide alarms are provided for guest safety.
Guests must not tamper with, cover, remove or disable alarms.
Candles, fireworks, portable heaters and any open-flame items are not permitted unless specifically provided by the property.
The log burner, if used, must be used safely and only in accordance with instructions provided at the property.
Guests must not overload plug sockets or extension leads.
Any safety concern must be reported immediately.
In the event of fire, guests must leave the property immediately and call the emergency services.
Children remain the responsibility of their parents or guardians at all times.
Conwy Cottage is provided as a standard holiday let property. Guests must bring any specific child safety equipment they require.
Guests are responsible for assessing whether the property is suitable for their own needs before booking.
Conwy Cottage may not be suitable for all mobility needs.
Guests should check the property description carefully before booking and contact us with any questions regarding access, stairs, layout or facilities.
We cannot accept responsibility where guests have not checked suitability before booking.
Conwy Cottage is located in a residential area of Conwy.
Guests must respect neighbours and keep noise to a reasonable level at all times.
No parties, loud music or disruptive behaviour are permitted.
Quiet hours apply from 10:00pm to 8:00am.
Please be aware that noise can travel, especially outside or when windows are open.
Any serious noise complaint may result in termination of the stay without refund.
Parking arrangements are as described on the booking page or arrival instructions.
Guests must park responsibly and must not block neighbours, driveways, access routes or public highways.
Any parking fines, penalties or permit issues are the responsibility of the guest.
Guests are asked to leave the property as they would wish to find it.
Before departure, guests must:
Wash and put away used crockery, cutlery and kitchen items.
Empty the dishwasher, if used.
Place rubbish and recycling in the correct bins.
Remove all personal belongings.
Close all windows.
Turn heating down.
Return keys to the key safe.
Report any damage or issues.
Additional cleaning charges may apply if the property is left in an unreasonable condition.
Guests must use the correct bins for general waste and recycling.
Misuse of bins, excess rubbish, contaminated recycling or rubbish left inside the property may result in an additional charge.
If guests experience any issue during their stay, they must contact us as soon as possible.
We will do our best to resolve any problem quickly and fairly.
We cannot resolve issues we are not told about during the stay.
Complaints raised only after departure, where we were not given the opportunity to assist during the stay, may not be accepted.
If Conwy Cottage becomes unavailable due to circumstances beyond our reasonable control, including fire, flood, serious damage, utility failure, emergency works or other events outside our control, we will try to offer suitable alternative accommodation where possible.
If suitable alternative accommodation is not available, we will refund monies paid for the affected dates.
We will not be liable for additional compensation, expenses or losses arising from circumstances outside our control.
We reserve the right to refuse entry or terminate a stay without refund if:
The number of guests exceeds the number booked.
Unauthorised pets are brought to the property.
Guests hold a party or event.
Guests cause unreasonable noise, disturbance or antisocial behaviour.
Guests smoke or vape inside the property.
Guests damage the property.
Guests breach these Terms & Conditions or house rules.
Any illegal activity takes place.
We will make reasonable efforts to return lost property where possible.
Guests are responsible for postage or courier costs.
Items not claimed within a reasonable period may be disposed of.
Guests are responsible for their own belongings, vehicles and personal possessions.
We are not responsible for loss, damage or theft of personal items unless caused by our negligence.
Guests must take reasonable care for their own safety and the safety of their party.
Personal information provided by guests will be used only for managing the booking, guest communication, payment, legal compliance and property security where applicable.
Personal data will not be sold to third parties.
These Terms & Conditions are governed by the laws of England and Wales.
Any dispute relating to the booking or stay will be dealt with by the courts of England and Wales.
We reserve the right to update these Terms & Conditions when necessary.
The Terms & Conditions applicable to a booking are those provided or displayed at the time the booking is confirmed, unless an update is required by law or for safety reasons.
Guests will be provided with arrival instructions and emergency contact details before or on the day of arrival.
Any questions before arrival should be raised as soon as possible so we can assist.
